Wilmington is situated right on the western bank of the Delaware River and nearly comprises the entire northernmost area of the state. Interstate 95 runs through the city, although it is appropriately isolated, and I-495 runs along the river on the east side. The two interstates converge just before entering Pennsylvania. The 1980s brought an unprecedented time of job growth for Wilmington which was due to the tremendous expansion of banks and other financial instrument related businesses. Of course this had a huge impact on the growth of real estate of all types along with everything else. Delaware has since been very well-known for being the banking capital of the US and perhaps most of the world. That distinction is thanks to Financial Center Development Act of 1981 which greatly benefited the banks operating in the state. One other result of that legislation was to cause many banks to relocate and establish a presence within Delaware. Wilmington and surrounding real estate communities are roughly twenty-five miles south/southwest of Philadelphia Pennsylvania with a general population of about 3-5 million people depending on where you wish to draw the line. So even though Wilmington only has an official population of about 70,000 people, the city is obviously very close to melding with a significantly larger population just over the state line. As far as public transportation goes, Philadelphia's SEPTA train line extends all the way down into Wilmington which is the last stop for the line.
