The exclusive nature of Henlopen Acres was influenced from the beginning during the 1930s when 156 acres of rich farmland was acquired by Colonel Wilbur S. Corkan. The intent was to create a residential community for those cultured citizens of means who desired a peaceful location by the sea. Colonel Corkan's original development became the town of Henlopen Acres in 1970. In true fashion, this town is one of the top two richest residential areas in Delaware. The other location is Greenville in northern Delaware near Wilmington which is where the DuPont family estate is located.

Henlopen Acres is similar in one respect to other small Delaware ocean beach residential communities. Most of the residents do not live there throughout the year. What you will find in this town is roughly a third of the single family homes are occupied on a full-time basis. During the off-season, this exquisite area is very peaceful and even more quiet than during the summer. Given the location and economic status of the residents, you can expect Henlopen Acres to be very attractive all year-round. The town is operated in a manner that basically works well for everybody. There is no police department, Henlopen Acres only has about eleven employees, and they take care of the security duties, maintain and operate the marina and generally take care of everything else. If there is a need for the fire department, then Rehoboth Beach Fire Department will provide their services. Since so many residents only visit during the summer months, there is much to offer for the family in terms of dining and all manner of fun activities. You will find a large selection of golf courses in this area and south near Rehoboth Beach. There are chartered deep sea fishing services if you prefer to take a day-long trip out onto the Atlantic Ocean. Or, since Henlopen Acres has a private marina, you can take advantage of it and take your own vessel out for a day of relaxing cruising on the bay or ocean.
